Get away from it all

Just 15 minutes north of San Juan del Sur you will find one of the countries newest and most exclusive communities. Brought to you by the creator of the Morgan’s Rock Eco-Resort, Los Balcones de Majagual aims to provide comfort and privacy within an exotic natural environment.

Los Balcones is located in one of the most lush coastal regions in the country. It aims to preserve and blend into the tropical forest environment. Another advantage is easy access to the town of San Juan del Sur, a lively town which has become the center of beach activity. San Juan del Sur offers many bars and restaurants, as well all the supplies you will need to stock your vacation hideout.

Los Balcones has been underway since April of 2005. It offers great views and beach access to three of the most beautiful beaches in the country (Majagual, Los Playones, and Playa Madera). The project consists of ocean view lots, carefully integrated houses and twenty-five 3-16 acre farms all complete with water, underground electricity and year-round road access.

Complementing the Natural Surrounding

Los Balcones de Majagual was planned with a conservationist spirit. It's a low key development- no concrete on view, no garish street lighting. It's a beach development that feels like a real getaway, a romantic adventure, stripped of all urban references. The master plan has been designed to tuck the houses away amongst the trees allowing the inhabitants to feel at one with the natural surroundings.

The farms and lots will be connected to the beach via a system of wooded trails and paths that provide a great place to hike, mountain bike, or ride horses.

Lot and Farm owners will enjoy private access to Playa Los Playones and from there it is a short walk to Playa Majagual and Playa Madera. These beaches are known for the beautiful rock formations which contrast the white sand, not to mention the great surfing at Playa Maderas.

The Architecture

Most of the houses at Balcones de Majagual will be designed by architect Matthew Falkiner. His unique style is represented in the Resort Morgan’s Rock which neighbors Los Balcones de Majagual. This is no ordinary architecture, each house is individually conceived responding to site conditions, slopes and climate.

The aim is to make buildings which look like they enhance the beauty of the site, using materials that complement the environment. You will not find air conditioning units, glass walls or Italian tile. Matthew uses a variety of precious woods farmed in a sustainable manner within Nicaragua, as well as stone and other local materials. Woods include mahogany, oak, pine and other tropical hardwoods. The furniture, lights and bathroom fixtures for these houses are all hand crafted giving a very unique turn-key solution.

What's Available

The first model home is almost complete. It is approx 3300 ft2 and has 4 bedrooms, several balconies, a pool, and a spectacular view of Majagual bay and the surrounding forest. Fully furnished this home is listed at $375K Work has begun on a series of smaller 1 and 2 bedroom houses the first of these should be ready in 10 weeks. They also will have pool access and approx 1500ft2 under roof. These are listed, pre-construction, from $149,000. There are also a few lots available from Phase One which are designated for custom homes.

Phase two has begun with the completion of twenty-five farms available between 4 and 16 acres and starting at $71K Many of the farms have ocean views and all are completely covered with well established secondary tropical forest. There are many species of rare hardwood and tropical flora and fauna. These farms have been created to protect this natural environment and re-forest any part that has been damaged. With this in mind building density has been limited to 2 units per farm.

COMING SOON!! In the next two months phase three will be made available. This phase will consist of new ocean view lots starting at $50,000. We will also offer loft-style ocean view apartments designed by Matthew Falkiner. These buildings will be integrated into a series of pools and gardens nestled within the forest.
