Most purchases of real estate in Nicaragua are cash deals. There are some developers who will finance lots or condos over a short period of time (5-10 years). In our experience we have found that buyers who seek financing from Nicaragua banks usually end up finding their own financing in the states using whatever equity they have there. Typical Nicaraguan loan rates run between 10-12% over 5-15 years.
